One Scottsdale Home Inspection

I recently did a Scottsdale home inspection and the buyer decided not to purchase the Home inspector in Scottsdale azhome. I think it may have been due to the many roof issues I discovered or perhaps it was because the parapet walls were damaged. I guess it could be the air conditioning duct work that was exposed on the roof or that posts were rotted out in a few locations.

I think the final straw was the furnace was not functioning properly and the CO levels were almost 300 ppm.

Is your real estate agent recommending a good home Inspector?

This buyer was lucky. His agent wanted to make sure he really understood the condition of the property he was looking to purchase. Many agents will recommend a good home inspector, however many agents will recommend an inspector that doesn’t rock the boat or “Kill the deal”.

I have performed home inspections thousands of homes over the last 11 years and I can honestly say I have never killed the deal, I have seen a lot of deals commit suicide though.

See every house has a story, and it is the home inspectors job to write that story down. We don’t make things up, we shouldn’t cover things up either.

I get about 1/2 of my work from real estate agents, the other half comes from referrals and from the internet. If I walk into a room full of agents some will smile at me and some will growl. My job is to document the facts and this protects everybody in the transaction. Some agents understand that, others don’t want to spend more time showing homes.

Popping water heater on Phoenix Home Inspection

I hear strange things on Phoenix Home Inspections

Gas water heaters tend to make some noise if they get some sediment in the bottom, it is not uncommon for me to hear popping or knocking during a home inspection.

I made a brief video that explains the issue, feel free to check it out.

If you can not view the video I basically explain that the sediment settles on the bottom of the water heater tank. When the unit fires, the water (and air in it) starts to expand and caused the sediment to pop apart or pop off the bottom of the water heater.

This is something I hear on Phoenix home inspections as well as in any other parts of the valley.

AZ Home Inspector must be Bonded OR Insured

Yes, you read that right, The state of Arizona requires home inspectors to have a minimum of a $25,000 bond or be insured for $100,000.

What does that mean to you?

A bond pays if you sue the AZ home inspector and win. If it goes to trial, court costs will likely be higher than the $25,000 bond.

Insurance may settle before a case ever goes to trial and if the inspector chooses to be insured, the minimum policy the state will accept is $100,000.

Then there is the type of insurance is it E & O insurance, GL, workman’s comp? These are some of the questions you should ask before hiring or referring a home inspector.

We have been inspecting homes for over 10 years and have been involved in construction for even longer. We wouldn’t think of driving without insurance let alone operating a business without insurance.

Is Your AZ Home Inspector Licensed?

The hard truth is the bond and the insurance cost more per year than the AZ Home Inspector state license.

If the home inspector has been foreclosed on, it is likely they can’t even get a bond for under $2,000 a year. This is one of the reasons registered home inspector numbers have dropped from over 1,700 to 700 in the last 4 years.

However there are still home inspectors out there that are doing the work even though they are not bonded, insured or even state licensed.

It is quick and easy to see if you home inspector is state certified. Simply click Home Inspector Verification, this will take you to the state BTR professional registrant page, Type in the last name of the home inspector and then click find. the inspectors name, company and status should show up. Under status it should say AC if the inspector is Active or current.

The State recently fined one home inspector $25,000 for performing home inspections with an expired registration, this was the second time they had caught him and he had performed well over 100 inspections since the last time.

Imagine trying to defend yourself for referring an AZ home inspector that was not licensed.

Imagine finding out after you hired and paid the guy that he was working illegally.
